The brief
AS Real Estate sells property in Kosovo — first apartments through to investment purchases, with the listings living on asrealestate-rks.com. The inventory and the local reputation were already there. What was not there was the index: at the end of May, Google held eleven pages of the site. An agency in that position is not competing with the portals badly, it is not competing at all, and every enquiry it gets is one the portals decided to pass along.
What I did
Sitemap, canonicals and filtered-URL control, so Google spends its crawl on property pages instead of permutations. Indexed pages went from 11 to 46.
Property gets browsed on a phone, mid-commute. The site now loads its main content in 539ms with zero blocking time and almost no layout shift.
Titles, headings and property markup rebuilt around what buyers in Kosovo actually type, which is what an average position of 6.8 across 3.67K impressions is measuring.

AS Real Estate had the third one badly, which is what eleven indexed pages looks like from the inside. The other three are just as common, and none of them show up in a rankings report — they show up in a crawl.
Listings sit on MerrJep, Gjirafa, Idealista or ImmoScout, so the portal ranks, the portal gets the enquiry, and it also shows the buyer four competing agencies on the same screen. The moment you stop paying, the pipeline stops.
A property page earns links and impressions for months, then gets deleted the day it sells. Most agency sites bleed authority this way every single month and never see it, because nobody measures a URL that no longer exists.
Price, bedrooms, area and status combine into tens of thousands of near-identical filtered URLs. Google spends its visits there instead of on the pages you actually want indexed — which is how a site ends up with eleven pages in the index and no idea why.
Property is a speed-to-lead business. A form that lands in a shared inbox and gets read after lunch competes against an agent who replied on WhatsApp in four minutes — and loses, however good the listing was.
Common questions
Not on a bare query like "apartments for sale" — portals have a decade of authority and thousands of listings behind them, and that fight is not worth funding. What an agency does win is the longer, more specific search: a named neighbourhood, a development, a budget, a buyer profile, a question about the process. That traffic is smaller and converts far better, because someone typing it has already narrowed down what they want. AS Real Estate's average position of 6.8 is that principle working.
Almost never a plain delete. Depending on how much the page has earned, it either stays up marked as sold — which is useful proof that you move property in that area — or redirects to the development, building or neighbourhood page it belongs to. Deleting it throws away every link and every ranking signal it accumulated while it was live.
The feed itself is fine. The problem is publishing the developer's description verbatim, exactly as forty other agencies publish it, and letting the feed generate a URL structure nobody designed. The fix is usually a thin layer of your own on top: original descriptions on the properties that matter, a sane URL and canonical scheme, and control over what gets indexed.
Yes, and the work differs. A developer is marketing one project with a finite number of units and a hard deadline, so the site is closer to a campaign — the development is the page, and the job is visibility plus a lead system that holds up during launch. An agency needs the durable version: an inventory that keeps changing on top of location pages that don't.
The Search Console window on this page is three months, and the indexing jump lands at the start of July — roughly five weeks in. That is the usual shape: technical fixes move first because they unblock everything else, then impressions build, then clicks follow. The Business Profile numbers run from March, because local visibility was the part that could start earning before the site was fixed.
